District of Ebersberg

The District of Ebersberg at a glance
The district of Ebersberg lies east of Munich in the Upper Bavaria administrative region and is part of the fast-growing metropolitan region. Across around 549 square kilometres, some 144,500 people live in 21 municipalities, including the two towns of Ebersberg (district seat) and Grafing bei München. Proximity to the state capital makes the district a sought-after residential and business location and creates continuing high pressure on open land.
In landscape terms, the district ranges from the glacial Munich gravel plain in the west, through the Isen-Sempt hill country in the north and north-east, to the foothill terminal moraine and hill landscape in the south and east. This structure is reflected in the natural-region classification: most of the district belongs to the major landscape unit D65 (Lower Bavarian hill country and Isar-Inn gravel plains), while the south-eastern moraine edge belongs to D66 (foothill hill and moorland). Above the gravel plain lies the Ebersberger Forst, one of the largest contiguous woodland areas in southern Germany.
The district is ecologically diverse. The Ebersberger Forst is a protective forest and landscape protection area, and its south-eastern terminal moraine section is also part of the Ebersberger und Großhaager Forst FFH site. Other Natura 2000 sites include the Attel valley, the Kastensee with its adjoining kettle bogs, and the Kupferbach valley with the Glonn springs and litter meadows. At the edge of the district seat lies the Egglburger See nature reserve with the Ebersberg pond chain. Watercourses such as the Sempt, Attel and Glonn, moorland and litter meadow remnants, and structurally diverse woodland edges form a network of valuable habitats.
Compensation requirements arise mainly from settlement and commercial development in the Munich hinterland, the expansion of rail and road infrastructure, and energy transition projects, to which the district is explicitly committed. For impacts under the impact mitigation regulation and for species protection requirements under sections 44 and 45 BNatSchG, compensation and replacement measures matched to the natural region are needed. greeNature develops land and eco-points for this purpose, aligned with the target species and habitat types of D65 and D66.
